SA Property Snapshot
Enter any South Australian address and we'll return the zone, subzone, overlays and Technical & Numeric Variations applying under the state-wide Planning and Design Code.
SA's cadastre (DCDB) is paid-only via Land Services SA, so the free preview can't verify lot/plan or title — those come through the paid AI Planning Report tier, which asks for a quick SAPPA paste.
What you get
For every SA address, the snapshot shows:
- Zone — the gazetted zone applying (General Neighbourhood, Capital City, Township Activity Centre, etc.) with its short code and SA Spatial ID
- Subzone — targeted local variations within the zone, where one applies
- Overlays — every overlay touching the property (heritage, hazards, airport approaches, prescribed water areas, design controls) with its qualifier where relevant
- Technical & Numeric Variations (TNVs) — numeric overrides to the zone's default parameters (setbacks, finished ground / floor levels, heights) applying at this location
For a full plain-English planning analysis grounded in the gazetted Performance Outcomes and DTS criteria, use our AI Planning Report ($39) — you paste your SAPPA popup and we generate a full report including title, lot, valuation and development capacity.
The snapshot draws on the South Australian Government's gazetted Planning and Design Code spatial datasets. It's a general guide, not an official planning report — confirm any control via SAPPA or the relevant council before relying on it for a design decision, contract or development application.
