What does the AI analysis include?
When your documents arrive, our AI reads every page and produces a structured plain-English summary covering: registered owners and any current encumbrances, every covenant or restriction with development implications spelled out, every easement (drainage, sewer, right of carriageway) and what it affects, planning context (zone, state hazards, SARA referral triggers, regional plan area), and a short 'what to investigate further' list. Delivered alongside the documents themselves. No extra charge.
How does the chatbot work?
Once your documents are delivered, you can ask the chatbot any question about your property and it will answer using the actual text of your title, plan and dealings as context. Examples: 'Can I subdivide this lot?' 'What's the implication of dealing 712345678 for a swimming pool?' 'Does this covenant prohibit a granny flat?' The bot doesn't make up answers — it cites the specific document and clause. Ask as many questions as you like.
What's the Planning Context Summary?

How long does delivery take?
Orders placed before 4pm AEST on a business day are typically delivered the same day. Orders placed after hours or on weekends are delivered the next business day. Delivered as PDFs to your email, plus a personalised page where the AI summary and chatbot live.
What's the difference between a Title, a Plan and a Dealing?
Title (Register Search Statement) — the current ownership record, showing registered owners, mortgages, caveats and any encumbrances. Plan of Subdivision — the registered survey plan showing the lot boundaries, dimensions and easements. Dealing (Instrument) — a registered document like a covenant, easement or restriction that's referenced on the title. For most QLD planning permit applications you need at minimum the Title + Plan; dealings are required if the title references them and they affect the development. Order them all together and the AI analyses them as one set.
What's a 'dealing' in QLD?
In QLD, registered documents attached to a title are called 'dealings' or 'instruments'. These include things like covenants restricting use, easements (drainage, sewer, right of carriageway), positive covenants requiring ongoing maintenance (e.g. on-site detention basins) and Plumbing-and-Drainage Act agreements. The Title shows the dealing numbers; you order each dealing separately. Most lots have 1-3 dealings; subdivisions can have more. Our AI translates each one into plain English so you don't have to read them yourself.
Does the Form 2 vendor disclosure regime affect this?
Yes. The Property Law Act 2023 commenced 1 August 2025, introducing a new Form 2 vendor disclosure regime. Sellers must give buyers a Form 2 disclosure including planning information about the property. We're building a Form 2-aligned summary as a v2 add-on (currently in development) — for now you can use our standard title + AI summary for due diligence; a formatted Form 2 pack will follow.
I need a title for an old or unusual property — can you find it?
Yes. If you have the address, lot/plan or volume/folio we can find it. For very old titles (pre-1980) some additional research may be required — we'll contact you if there's any complication.
What if I'm in Victoria or NSW?
We operate Title Search across all three eastern states, and the AI analysis + chatbot apply the same way regardless of state. Choose your state when you place the order.
